The original Intermatic model SSC70 Wall Switch Digital 7-Day Timer was installed in each Stonebrook townhouse to comply with the 2003 British Columbia and Burnaby City building codes requiring constant ventilation against excess moisture build-up indoors.
This is required in addition to the recommended practice of using the kitchen stove fan when cooking, bathroom fans when bathing or showering, and occasionally opening windows to let in fresh air and moisture out as well as not closing interior doors all the time to provide adequate fresh air circulation throughout the home.
A proper operating Constant Ventilation Fan Timer is important to avoid costly inside repairs not covered by the strata corporation!
Symptoms of excess moisture build-up:
- Excess condensation on the inside windows and frames.
- Dark spots or patches on ceiling or corners in rooms or closets.
- Musty mildew smells around home in bedrooms & living areas.

The Leviton Vizia Advanced 24-Hour Programmable Timer is not a suitable replacement because some users online have commented on some problems in a two separate 120 VAC circuit setup as explained below:

The bathroom fan has 120 VAC power supplied to it by two separate house circuits. The first circuit is the one used by the On/Off Fan Switch located on the wall inside by the bathroom door. The second circuit is used by the Constant Ventilation Fan Timer. Although the Fan Timer can be removed temporarily to stop the fan while getting a replacement, it is not recommended because:

It is advised that you inform the strata council, by writing to the property manager beforehand, that the Constant Ventilation Fan Timer will be replaced. The strata reserves the right to ensure that this timer is properly working to maintain the structural quality of common strata areas against moisture damage.
